When is the Colorado First-Time Home Buyer Seminar?
The 3rd Saturday of every month, 10:00 to 11:00 AM Mountain time. The first 30 minutes are the seminar, the second 30 minutes are your questions. It runs on Zoom and you get the link by email after you register.
What is the difference between this and the Personalized Homebuyer Seminar?
This one comes first, and anybody can come. The Colorado First-Time Home Buyer Seminar is the open group session — no application, no credit pull, nothing to qualify for. I do not need to know a thing about you for you to get value out of it. The Personalized Homebuyer Seminar is what happens after you apply: once I have your actual numbers I can build the whole session around your credit, your income, your price range, and the programs you specifically qualify for. How much does the seminar cost?
Nothing. It is free, and there is no pitch at the end. I teach it because buyers who understand the process make better decisions and tend to send me their friends.
Do I have to be ready to buy to attend?
No — and the people who get the most out of it are the ones who are not ready. Three to twelve months out is the sweet spot, because that is when you can still fix things: credit, savings timing, which program you aim for. Once you are under contract you have three days to make decisions, and that is a terrible time to be learning any of this.
What do you cover in the seminar?
How to buy with $0 down or close to it using VA, USDA, and down payment assistance; the real difference between FHA, conventional, and VA loans and how to tell which one fits you; the 30+ down payment assistance programs I carry and who they are built for; what it actually takes to qualify; and the number one mistake I see first-time buyers make. Do you pull my credit if I register?
No. Registering for the seminar is not an application and does not pull your credit. There is nothing to fill out and nothing to qualify for — you just show up. Nothing happens to your credit unless you separately ask me to look at a loan for you and give permission.
Is this a sales pitch?
No. It is a seminar. No application, no credit pull, nothing to sign at the end. I teach it because buyers who understand this before they start shopping make better decisions, and better decisions save them thousands of dollars.
What if I can't make that Saturday?
