Why Most Lenders Can't Offer You $4,000 Toward Your Colorado Home Loan
By Ben Yost ·
If you’re buying your first home in Colorado, closing costs can feel like the surprise nobody warned you about. You’ve saved for the down payment, and then there’s another few thousand dollars due at the closing table.
Here’s something most buyers don’t know: some lenders can help with that. Most can’t.
Why can’t most lenders offer a closing cost credit?
Real talk: it comes down to their rates. To give you real money at closing, a lender needs room in their pricing. When their rates are already too high, there’s nothing left to support a credit.
My rates aren’t. That’s why I can offer up to $4,000 in real money toward your home loan, and you’re still getting rates generally below the national average. It comes straight from me.
What can I use the $4,000 for?
You’ve got two options, and you pick whichever helps you more:
- Cover your closing costs, so you bring less cash to the table
- Buy your rate down, so your monthly payment is lower for the life of the loan
Not sure which is right for you? That’s exactly what we’ll figure out together. I’ll show you both side by side so you can see the difference in dollars, not jargon. If you want a neutral explainer first, the Consumer Financial Protection Bureau covers how lender credits and points work.
Which loans qualify?
The credit is available on:
It’s up to $4,000 on loan amounts of $400,000 or more. It’s not available on every loan or program, including down payment assistance programs.
Who is this a good fit for?
Let me give you a real example. A young couple buying their first home in Aurora has their down payment saved, but closing costs would wipe out their cushion. A $4,000 credit can mean keeping money in the bank for furniture, a fridge, or just peace of mind after they move in.
It can also help a family in Denver, Colorado Springs, or anywhere along the Front Range who wants a lower monthly payment and would rather buy their rate down.
How do I find out what this looks like on my loan?
Call me. No pressure, no sales pitch. I’ll run your numbers, show you what the credit does for you, and tell you straight whether your loan qualifies.
If you’re not ready yet, great. That’s actually the best time to talk.
