City of Aurora Down Payment Assistance: The Oct. 31, 2026 Deadline and What to Know

I’m Ben Yost, a Colorado mortgage broker with 25+ years of experience, and I work with 30+ down payment assistance programs. This one has a clock on it, so let’s talk about it now.

The short answer

The City of Aurora’s down payment assistance offers 4% to 10% of the purchase price as a silent second loan with no monthly payment. It’s for first-time buyers purchasing inside Aurora city limits. It runs through October 31, 2026, or until the money runs out, and it’s first-come, first-served. If you’re even thinking about it, call now and check whether funds are still available. Don’t wait until October 30.

What the program offers

Here’s what the city announced when it launched in December 2025:

  • Amount: 4% to 10% of the home’s purchase price
  • Structure: A deferred, “silent” second loan with no monthly payment
  • Paid back when: You sell, refinance, or pay off your first mortgage
  • Funding source: A $720,000 Proposition 123 grant from the Colorado Department of Local Affairs
  • Deadline: October 31, 2026, or when the funds are used up

Let me give you a real example of what that means. On a $400,000 Aurora home, 4% is $16,000 and 10% is $40,000. That’s real money toward getting you in the door.

Who qualifies?

At launch, the city laid out these requirements:

  • First-time homebuyer
  • Buying a home inside Aurora city limits (not just an Aurora mailing address)
  • Household income up to 120% of area median income, about $168,120 for a family of four at the time
  • A back-end debt-to-income ratio of 45% or less
  • At least $1,000 of your own money in the deal
  • Meet standard lending requirements and get pre-approved with a lender

Rules can change, so we’ll confirm the current guidelines with the city before you count on it.

The honest part: the money is limited

Most lenders won’t tell you this. $720,000 doesn’t go very far. The city expected it to help at least 24 households, and local news reported that about 125 households lined up in the first week alone.

So this program may already be fully spoken for, or close to it. That doesn’t mean don’t try. It means check first, and have a backup plan ready so your home purchase doesn’t hinge on one pot of money.

How to apply

  1. Talk to me first. We’ll see which assistance fits you, and whether Aurora’s program still has funds.
  2. Get pre-approved with the assistance built into your numbers.
  3. Contact the City of Aurora’s housing team (303-739-7900) to get in the queue. It’s first-come, first-served.
  4. Find a home inside Aurora city limits. I’ll double-check the address before you write an offer.

What if the Aurora money is gone?

Good news: this is one program out of more than 30 I work with. Aurora buyers have other solid options:

  • CHFA (statewide). A grant of up to the lesser of $25,000 or 3% of the first mortgage, or a deferred second of up to the lesser of $25,000 or 4%.
  • metroDPA. A 0% interest deferred second with no monthly payment, available across the Denver metro area.
  • Other programs. Depending on your income, credit, and the address, there may be more on the table.

Which one fits depends on your income, your credit, the home’s address, and how long you plan to stay. A grant and a second mortgage can look similar on the day you close but play out very differently five years later. I’ll walk you through the trade-offs so you pick the one that fits your family, not just the biggest headline number.

If you’re a first-time buyer in Aurora, a program like this can be the difference between buying this year and waiting another two. But with a hard deadline and limited funds, the buyers who get it are the ones who are ready before they need it: pre-approved, paperwork gathered, and already in line.
